Sales:

 Fort Collins CO Real Estate Sales - March 2025

Home sales rose in February 2025 in Fort Collins CO. There were 140 homes sold, a gain of 23.9% from the 113 sales in January 2025, and a gain of 10.0% from the 130 homes sold in February 2024.

 

Prices:

Fort Collins CO Real Estate Prices - March 2025

Home prices fell in February 2025. The median price of homes sold during the month dropped to $585K, down 2.5% from $600K in January 2025, while the average price dropped 7.6% to $685K from $741K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore most likely random variations.

 

Inventory:

Fort Collins CO Real Estate Inventory - March 2025

The inventory of homes for sale in Fort Collins CO rose in February 2025 - there were 380 homes on the market at the end of the month, up 9.2% from 348 homes for sale at the end of January 2025. The Month’s Supply of Inventory (MSI) fell to 2.7 months from 3.1 months in January 2025.

 

Sales Price vs. List Price:

 

In February 2025, homes in Fort Collins CO sold for 98.6% of asking price, up from 98.3% in January 2025.

Summary:

In normal times, early March isn’t ideal for looking ahead at where the market may be going – we’re usually just starting to come out of our slower winter season, and we just don’t have enough data to tell us which way the wind may blow. This is not, however, normal times.

Currently, there is a significant amount of turmoil in financial markets, inflation is showing no signs of slowing, interest rates are expected to start moving upwards, and there are signs of instability in the labor market. None of these things are good for the housing market, for buyers or for sellers. But we have no indication yet as to the magnitude of these effects other than to believe that the uncertainty of them will have a negative impact on home sales over the next 6-12 months.
