This is the March 2025 Real Estate Market Report for Greeley CO
Sales:
Home sales rose in Greeley CO in February 2025. There were 57 homes sold, a gain of 7.5% from the 53 homes sold in January 2025, but a drop of 6.6% from the 61 sold in January 2024.
Prices:
Home prices rose in February 2025. The median price gained 12.7% to $480K from January 2025’s $426K, while the average price was up 21.9% to $506K from $415K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations.
Inventory:
The inventory of homes for sale in Greeley CO declined 8.2% to 157 on the market at the end of February 2025, down from 171 homes at the end of January 2025. The Month’s Supply of Inventory (MSI) fell to 2.8 months from January’s 3.2 months, as sales outpaced inventory gains.
Sales Price vs. List Price:
In February 2025, homes in Greeley CO sold for 98.8% of asking price, down from January 2025’s 99.4%.
Summary:
In normal times, early March isn’t ideal for looking ahead at where the market may be going – we’re usually just starting to come out of our slower winter season, and we just don’t have enough data to tell us which way the wind may blow. This is not, however, normal times.
Currently, there is a significant amount of turmoil in financial markets, inflation is showing no signs of slowing, interest rates are expected to start moving upwards, and there are signs of instability in the labor market. None of these things are good for the housing market, for buyers or for sellers. But we have no indication yet as to the magnitude of these effects other than to believe that the uncertainty of them will have a negative impact on home sales over the next 6-12 months.
