Sales:

 Greeley CO Real Estate Sales - April 2025

Home sales were up in Greeley CO in March 2025, the usual time for the start of the busier spring season. There were 86 homes sold, an increase of 50.8% from the 57 sales in February 2025, and an increase of 91.1% from the 45 homes sold in March 2024. Year-to-date sales of 196 homes were equal to last year’s 196 sales for the same period.

 

Prices:

Home prices declined in March 2025. The median price fell 6.2% to $450K from February 2025’s $480K, while the average price was down 2.8% to $492K from $506K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations, while the overall price trends give a better idea of what is happening.

 

Inventory:

 Greeley CO Real Estate Inventory - April 2025

The inventory of available homes in Greeley CO rose 1.3% to 159 on the market at the end of March 2025, from 157 homes at the end of February 2025. The Month’s Supply of Inventory (MSI) fell to 1.8 months from February’s 2.8 months, as sales outpaced inventory gains.

In March 2025, homes in Greeley CO sold for 98.9% of asking price, up from February 2025’s 98.8%.

 

Summary:

The March housing statistics are representative of a more-or-less typical start for the spring season, with sales and inventories rising. However, with the exception of the inventory statistic, these results are for real estate closings that were mostly based on contracts made in January and the first part of February, 2025. Consequently, it is unlikely that what would normally be a good start to a new year can give us much insight into what is likely to happen in coming months.

There is simply too much uncertainty – too many “what ifs” and “what abouts” the short-, mid-, and long-term impacts of the present direction of the economy - for us to make reasonably confident predictions about where we’re headed.
