Sales:
Home sales declined in Greeley CO in June 2025. There were 97 homes sold, a drop of 6.8% from the 102 sales in May 2025, but an increase of 1105% from the 87 homes sold in June 2024. Year-to-date sales of 467 homes were up 6.4% from last year’s 439 sales for the same period.
Prices:
Home prices were mixed again in June 2025. The median price dropped 2.8% to $ $453K from last month’s $466K, while the average price rose 1.1% to $472K from $467K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations, while the overall price trends give a better idea of what is happening.
Inventory:
The inventory of available homes in Greeley CO rose 9.5% to 207 on the market at the end of June 2025, from 189 homes at the end of May 2025. The Month’s Supply of Inventory (MSI) rose to 2.1 months from May’s 1.9 months, as inventory gains outpaced sales.
Sales Price vs. List Price:
In June 2025, homes in Greeley CO sold for 100.0% of asking price, up from May 2025’s 99.8%.
Summary:
The Northern Colorado real estate market isn’t demonstrating much of its typical summer market energy. With the future direction of the economy – in particular, interest rate movements, employment, and cost of living impacts - still unclear, many potential buyers and sellers are staying on the sidelines, waiting for some clarity about where the economy is heading.
Certainly, homes are still being bought and sold, and financing is still available at reasonable rates. But uncertainty is the major factor affecting the real estate market, and until there is some clarity about the future of the economy, it’s unlikely that we’ll see any major changes in our indicators or the way the market is functioning.
