This is the October 2025 Real Estate Market Update for Greeley CO
Sales:
Home sales were up slightly in Greeley CO in September 2025. There were 84 homes sold, up 2.4% from the 82 sales in August 2025 and from the 82 homes sold in September 2024. Year-to-date sales of 712 homes were up 4.6% from last year’s 681 sales for the same period.
Prices:
Home prices were mixed in September 2025. The median price was unchanged at $441K while the average price rose 2.9% to $468K from $455K in August 2025. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations, while the overall price trends give a better idea of what is happening.
Inventory:
The inventory of available homes in Greeley CO rose 3.1% from 223 homes for sale at the end of August 2025 to 230 for sale at the end of September 2025. The Month’s Supply of Inventory (MSI) held steady from August at 2.7 months.
Sales Price vs. List Price:
In September 2025, homes in Greeley CO sold for 99.0% of asking price, down from August 2025’s 99.6%.
Summary:
The northern Colorado real estate market continues to show normal results as we move into the slower fall/winter/holiday seasons – sales, prices and inventory are all static or declining a bit, as we would expect. But these seasonal factors obscure some significant and on-going concerns that continue to affect the market.
Uncertainty about economic conditions - interest rates, price movements, job stability – are still very much on both buyers’ and sellers’ minds, and have had particular impact in the low-to-mid price ranges. As a consequence, the real estate market lacks the energy that used to make it one of the driving forces leading regional economic growth – it is now in a primarily reactive mode, following larger economic and social trends.
