Summary:

When considering the fact that most of the sales data reported for January 2026 were for homes that went under contract in November and December 2025, it would be unusual to see any significant results that weren’t heavily influenced by the peak of the annual holiday season. And January 2026 looked much the same as recently-past Januarys – which is kind of a long-winded way of saying there isn’t a lot of big news in these results.

These January market reports, however, give us a nice view of the recent history of our Northern Colorado housing markets. Looking back at the last three years, the cyclical nature of real estate activity is clearly evident, as is some growth.

We can identify some structural problems as well – for instance, home prices have risen faster than income, and a substantial percentage of our population can’t afford their own home (and rents are rising too). But these aren’t unique to Northern Colorado. Conversely, there are some real strengths as well, such as our highly educated workforce, solid infrastructure, and good climate.

We’ve been through periods when the housing market was one of the major factors driving the economy. This isn’t one of those times. The market is basically in reactive mode, responding to financial, political and economic events as they happen, often unexpectedly, so there isn’t a clear direction for any sector of the economy at the present. Nor is there any solid basis for us to provide you with reliable forecasts of what’s going to happen. Regardless, we’ll be out there, watching the real estate markets closely and doing our best to keep you informed. And we’re always here to answer your questions and concerns – give us a call anytime.
