This is the June 2026 Real Estate Market Update for Loveland CO
Sales:

Loveland CO home sales rose in May 2026. There were 191 homes sold, up 9.1% from the 175 sold in April 2026, and up 24.8% from the 153 homes sold in May 2025. Year-to-date sales of 704 homes show an increase of 18.5% over last year’s 594 sales for the same period.
Prices:

Home prices declined in May 2026. The median price was down 1.8% to $535K from $545K in May 2026, while the average price fell 2.5% to $654K from $638K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations, while the overall price trends give a better idea of what is happening.
Inventory:

The number of homes for sale in Loveland CO rose sharply in May 2026, as expected for the season. There were 463 homes on the market at the end of the month, up 13.0% from the 403 homes for sale at the end of April 2026. The Month’s Supply of Inventory (MSI) rose to 2.4 months from April’s 2.3 months.
Sales Price vs. List Price:

In May 2026, homes in Loveland CO sold for 99.2% of asking price, up from April’s 99.1%.
Summary:
Our statistics for May 2026 are still showing results typical of the season, most likely because the numbers are based on contracts written 1-2 months ago and thus run behind the effects of current events.
Those events - primarily the war in the middle east and its specific economic impact - have yet to disclose their impact on the housing market, as well as on the overall economy, but we can expect that impact will begin to show up more visibly the longer that situation remains unresolved. There is also some unease about the overall stability of the economy and economic uncertainty generally isn’t the best environment for the housing market, but as we mentioned last month, real estate’s strength in acting as a relatively safe harbor in difficult economic times may act to lessen somewhat the negative impacts – but that also may be wishful thinking.
