Sales:

  Fort Collins CO Real Estate Sales - July 2026

Sales of homes were up in June 2026 in Fort Collins CO. There were 280 homes sold, a gain of 11.6% from the 251 sold in May 2026, and a gain of 19.6% from the 234 homes sold in June 2025. Total home sales of 1170 for 2026 are up 3.1% from last year’s total of 1135 sales for the same period.

 

Prices:

Home prices increased in June 2026. The median price of homes sold was $651K, an increase of 3.3% from the $630K median for homes sold in May 2026, while the average price also rose 4.6% to $773K from $739K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore most likely random variations, while the overall price trends give a better idea of what is happening.

 

Inventory:

 Fort Collins CO Real Estate Inventory - July 2026

The number of homes available for sale in Fort Collins CO also rose in June 2026 - there were 598 homes on the market at the end of the month, as compared to 574 homes for sale at the end of May 2026, up 4.2%. The Month’s Supply of Inventory (MSI) fell to 2.1 months from May’s 2.3 months.

In June 2026, homes in Fort Collins CO sold for 99.2% of asking price, up from 99.1% in May 2026.

 

Summary:

The June 2026 real estate statistics are showing results that are generally consistent with previous results for this time of year, and are still showing little reaction to current events. As we mentioned last month, we’re dealing with data that lags behind current events, since our data – other than current listings – reports sales based on contracts mostly written 1-2 months previously.

On the other hand, as real estate agents, we’re out there daily experiencing what is happening now. And while that experience can be somewhat subjective, it does give us a feel for how things are going, which we can report as opinion. And our current opinion is that the northern Colorado real estate market is functioning normally and with good results. But we’re also keeping a very close watch, as currently unresolved world and national events could have destabilizing effects on the national, regional and local economy.
