Sales:

Home sales in Fort Collins CO declined in July 2026. There were 256 homes sold, a drop of 8.6% from the 280 sold in June 2026, but a gain of 19.1% from the 215 homes sold in July 2025. Total home sales of 1426 for 2026 are up 5.6% from last year’s total of 1350 sales for the same period.

Prices:

Home prices declined in July 2026. The median price of homes sold was $643K, a drop of 1.2% from the $651K median for homes sold in June 2026, while the average price fell 1.1% to $764K from $773K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore most likely random variations, while the overall price trends give a better idea of what is happening.

Inventory:

The inventory of homes available for sale in Fort Collins CO rose in July 2026 - there were 629 homes on the market at the end of the month, compared to 598 homes for sale at the end of June 2026, a gain of 5.2%. The Month’s Supply of Inventory (MSI) rose to 2.5 months from June’s 2.1 months.

Sales Price vs. List Price:

In July 2026, homes in Fort Collins CO sold for 98.8% of asking price, down from 99.2% in June 2026.

Summary:

There isn’t anything really remarkable about the July real estate market results – it isn’t unusual to see slight sales and price drops and inventory gains. More importantly, there is as yet no indication that national and international political and economic effects have begun impacting our local northern Colorado markets. But again, we need to point out that our current data is based on contracts mostly written 1-2 months previously and therefore lags behind current events.

Because we don’t have data on the number of contracts in process, we have to rely on our daily experience to give us a feel for how the market is going, and as we reported in the same vein last month, the northern Colorado real estate markets seem to be functioning normally and with good results.
