Sales:

 Greeley CO Real Estate Sales - August 2026

Home sales in Greeley CO declined in July 2026. There were 71 homes sold, down 30.4% from the 102 sales in June 2026, and down 10.1 % from the 79 homes sold in July 2025. 2026 year-to-date sales of 540 were slightly behind the 546 sold for the same period last year.

 

Prices:

Home prices declined slightly in July 2026. The median price fell to $434K from $438K in June 2026, while the average price fell to $442K from $459K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations, while the overall price trends give a better idea of what is happening. So far this year, the overall price trend has been upward.

 

Inventory:

 Greeley CO Real Estate Inventory - August 2026

The inventory of homes for sale in Greeley CO rose in July 2026, with 240 homes on the market at the end of the month, a gain of 11.6% from June’s 215 homes for sale. The Month’s Supply of Inventory (MSI) rose to 3.4 months at the end of July from 2.1 months at the end of June.

In July 2026, homes in Greeley CO sold for 99.7% of asking price, slightly down from June’s 99.8%.

 

Summary:

There isn’t anything really remarkable about the July real estate market results – it isn’t unusual to see slight sales and price drops and inventory gains. More importantly, there is as yet no indication that national and international political and economic effects have begun impacting our local northern Colorado markets. But again, we need to point out that our current data is based on contracts mostly written 1-2 months previously and therefore lags behind current events.

Because we don’t have data on the number of contracts in process, we have to rely on our daily experience to give us a feel for how the market is going, and as we reported in the same vein last month, the northern Colorado real estate markets seem to be functioning normally and with good results.
