Sales:

Home sales in Greeley CO rose in August 2026. There were 79 homes sold, an increase of 11.3% from the 71 sales in July 2026, but were down slightly from the 82 homes sold in August 2025. 2026 year-to-date sales of 619 lagged slightly behind the 628 sold for the same period last year.
Prices:

Home prices were mixed in August 2026. The median price fell to $430K from $434K in July 2026, while the average price rose to $473K from $442K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations, while the overall price trends give a better idea of what is happening. So far this year, the overall price trend has been upward.
Inventory:

The inventory of homes for sale in Greeley CO increased in August 2026, with 262 homes on the market at the end of the month, a gain of 9.2% from July’s 240 homes for sale. The Month’s Supply of Inventory (MSI) fell to 3.3 months at the end of August from 3.4 months at the end of July.
Sales Price vs. List Price:

In August 2026, homes in Greeley CO sold for 99.7% of asking price, unchanged from July 2026.
Summary:
August has traditionally been one of the year’s slowest months for the real estate market, as vacations and families preparing for the upcoming school year compete for attention. We’re also beginning to see more of the impacts of economic uncertainty and geopolitical unrest. Interest rate increases and inflation are beginning to have an effect as well.
Due to the usual 1-2 month processing time for real estate contracts to make the journey from a decision to buy to an actual closing transaction, most real estate sales data is what we refer to as lagging economic indicators, i.e. the effects of actions impacting our markets tend to show up a couple of months after their occurrence. And the real estate market is also entering a generally slower period of activity. However, it’s unlikely that we’ll see any dramatic changes in how the market is performing in the next several months that aren’t directly tied to overall market conditions.
