The Fort Collins real estate market remains a difficult one for affordable home home buyers. The inventory of affordable homes - those priced under $300K - continues to be insufficient to satisfy strong buyer demand, and competition from other buyers continues to drive prices upward. Successful buyers must keep close watch on the market and be ready and willing to act quickly when the right opportunity arises.

There are only 22 homes costing less than $300,000 for sale in Fort Collins, starting at a low of $150,000. 12 of these are in an age-restricted 55+ community and are all manufactured homes on long-term lot leases. There are an additional 16 affordable homes under contract and waiting to close.
Sales of affordable homes in Fort Collins have been limited by the lack of available inventory. There have been 58 sold so far this year, priced from a low of $90,000 to a high of $300,000, with a median price of $279,700 and an average price of $253,275. Market performance has been very good - average days to get an offer for the homes that sold was 25 days, with an average days on the market of 49. The sale price/list price ratio for these 58 homes was 97.2%.
