Summary:

While it may seem a bit surprising, the rise of home sales in all three Northern Colorado cities during December 2025 wasn’t unprecedented, although we don’t have a good explanation in regards to market basics. The recent decline in interest rates was a positive development, but there is still a considerable amount of economic uncertainty affecting the housing market, and prices are mixed but currently trending down a bit.

Looking at the year as a whole, it doesn’t appear much different from 2024 - sales were up a bit, prices were similar to 2024’s market performance, and the main change is a marked increase in inventory.

As we look ahead to 2026, we don’t anticipate any significant changes in market conditions arising from structural issues within the housing industry itself. The real estate market isn’t going to be driving significant change in the economy, but will certainly be reacting to whatever happens. And we’ll be keeping a close eye on it and will pass along what we’re seeing.
