Sales:

Home sales declined in Fort Collins CO in June 2025. 234 homes sold, a drop of 11.1% from the 260 sold in May 2025, but up 9.3% from the 214 homes sold in June 2024. Year-to-date sales of 1135 homes were up 13.5% over last year’s 1000 sales for the same period.

Prices:

Home prices were mixed again in June 2025. The median price of homes sold during the month was $656K, up 7.5% from $610K in May 2025, while the average price of $715K was down 1.6% gain from $725K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore most likely random variations, while the overall price trends give a better idea of what is happening.

Inventory:

The inventory of available homes in Fort Collins CO rose again in June 2025 - there were 624 homes for sale at the end of the month, a gain of 5.6% from 591 homes for sale at the end of May 2025. The Month’s Supply of Inventory (MSI) rose to 2.7 months from May’s 2.3 months.

Sales Price vs. List Price:

In June 2025, homes in Fort Collins CO sold for 99.3% of asking price, up from 98.9% in May 2025.

Summary:

The Northern Colorado real estate market isn’t demonstrating much of its typical summer market energy. With the future direction of the economy – in particular, interest rate movements, employment, and cost of living impacts - still unclear, many potential buyers and sellers are staying on the sidelines, waiting for some clarity about where the economy is heading.

Certainly, homes are still being bought and sold, and financing is still available at reasonable rates. But uncertainty is the major factor affecting the real estate market, and until there is some clarity about the future of the economy, it’s unlikely that we’ll see any major changes in our indicators or the way the market is functioning.
