 Fort Collins CO Real Estate Sales - March 2023

There were 130 home sales in Fort Collins CO in February 2024, a gain of 42.6% from the 91 homes sold in January 2024, and a gain of 4.0% from the 125 homes sold in February 2023. February is the traditional month for sales to begin rising after the slower winter months.

Home prices declined in February 2024, with the median price down 3.2% to $586K from $605K in January 2024, and the average price down 10.8% to $673K from $746K for the same period. February prices appear to represent a movement back toward the trend from the upward pressure of the previous two months.

The number of homes available for sale in Fort Collins CO fell to 275 homes for sale at the end of February 2024 from 281 homes for sale at the end of January 2025, reflecting the jump in homes sold. The Month’s Supply of Inventory (MSI) fell to 2.1 months from January’s 3.1 months as a consequence.

In February 2024, homes in Fort Collins CO sold for 98.8% of asking price, up from January 2024’s 98.2%.



February’s strong sales growth masked a corresponding gain in inventory, and indicates that the market is moving into a more active phase after the usual slowdown for winter and the holidays. The decline in prices seems to suggest more of a movement back toward the trend line than any softening of the market, but we hesitate to read too much into a single month’s price results, as they are indicative of only those specific homes that sold during the month. Inventory remains in good supply, sufficient to meet current buyer interest without encouraging downward price pressure.

But it's still just the beginning of March, and there are simply too many unknowns and too much economic uncertainty in play for a clear picture of the coming market to emerge.
