This is the November 2019 Real Estate Market Report for Fort Collins CO
October 2019 home sales in Fort Collins closely matched the September results. There were 229 sales, one more than the 228 last month, and 10.6% more than the 207 sales in October 2018. Fort Collins CO 2019 year-to-date home sales of 2,327 are down 4.1% from the 2,522 sales for the same period last year.
Home prices rose in October 2019. The median price gained 0.7%, to $416K from $413K in September 2019, while the average price of $475K was up 7.4% from $442K in September 2019. The long-term trend line for both indicators are still trending upward.
The inventory of homes for sale, as expected, is continuing its seasonal move into slower times. There were 559 available homes at the end of October, compared with 601 homes for sale at the end of September, a 7.5% decrease. The Month’s Supply of Inventory (MSI) fell to 2.4 months, in response to sales last month falling slower than inventory.
We saw nothing unexpected from the Fort Collins CO real estate market in October. This time of year, it is usual that sales will decline and fewer home owners will offer their homes for sale. But the market never shuts down, and fall/winter buyers tend to be serious ones. We still have the benefit of a strong regional economy, and any uncertainty regarding the national economy, which we are seeing some small signs of, is unlikely to be a factor we can pinpoint until the markets enters its busier period next spring.
