Summary:

There has been little change overall in the northern Colorado real estate market since last month’s report, and in general, the changes we’re seeing in the numbers are consistent with the usual seasonal trends – August is usually one of the slower months for real estate activity as people are more focused on end-of-season vacations and getting ready for the fall school semester.

However, as Realtors with daily exposure to market activity, we also experience a more subjective “feel” for how the market is doing, based on our lengthy familiarity with the market’s response to various events as well as our dependence on it for our livelihood. We’re usually hesitant, however, to give much space in these reports to that “feel”, as it’s subjective and less “scientific” than just reporting on the numbers.

But these are “interesting times”, and while the market looks reasonably healthy, it “feels” less robust than the numbers suggest. Both buyers and sellers, particularly in the low-to-mid price ranges, are impacted by uncertainty about the economy, the direction of prices and interest rates, and the stability of the job market. And that uncertainty impacts our ability to provide reliable projections for the Northern Colorado housing market.

However, as always, we’ll be closely watching the market and keeping you informed about what we’re seeing. And in the meantime, if you have any questions or just want to chat, don’t hesitate to give us a call - we’re always available to talk with you.
