Sales:

Home sales declined in Fort Collins CO during August 2026. 190 homes sold, a decrease of 25.8% from the 256 sold in July 2026, and also a decrease of 6.4% from the 203 homes sold in August 2025. Year-to-date home sales of 1616 for 2026 are up 12.2% from last year’s total of 1440 sales for the same period.
Prices:

Home prices declined in August 2026. The median price of homes sold was $628K, a drop of 2.3% from the $643K median for homes sold in July 2026, while the average price fell 6.8% to $712K from $764K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore most likely random variations, while the overall price trends give a better idea of what is happening.
Inventory:

The inventory of homes available for sale in Fort Collins CO rose in August 2026 - there were 656 homes on the market at the end of the month, compared to 629 homes for sale at the end of July 2026, an increase of 4.1%. The Month’s Supply of Inventory (MSI) rose to 3.5 months from July’s 2.5 months.
Sales Price vs. List Price:

In August 2026, homes in Fort Collins CO sold for 98.6% of asking price, down from 98.8% in June 2026.
Summary:
August has traditionally been one of the year’s slowest months for the real estate market, as vacations and families preparing for the upcoming school year compete for attention. We’re also beginning to see more of the impacts of economic uncertainty and geopolitical unrest. Interest rate increases and inflation are beginning to have an effect as well.
Due to the usual 1-2 month processing time for real estate contracts to make the journey from a decision to buy to an actual closing transaction, most real estate sales data is what we refer to as lagging economic indicators, i.e. the effects of actions impacting our markets tend to show up a couple of months after their occurrence. And the real estate market is also entering a generally slower period of activity. However, it’s unlikely that we’ll see any dramatic changes in how the market is performing in the next several months that aren’t directly tied to overall market conditions.
