This is the February 2025 Real Estate Market Update for Fort Collins CO
Sales:
As is somewhat customary for this time of year, home sales declined in Fort Collins CO during January 2025. 113 homes sold, a drop of 38.6% from the 184 sales in December 2024, but up 24.2% from the 91 homes sold in January 2024.
Prices:
Home prices were up during January 2025. The median price of homes sold rose to $600K, up 0.8% from $595K in December 2024, while the average price was up 10.3% to $741K from $672K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore most likely random variations.
Inventory:
The inventory of homes available for sale in Fort Collins CO rose in January 2025 - there were 348 homes on the market at the end of the month, up 13.7% from 306 homes for sale at the end of December 2024. The Month’s Supply of Inventory (MSI) rose to 3.1 months from 1.7 months in December 2024.
Sales Price vs. List Price:
In January 2025, homes in Fort Collins CO sold for 98.3% of asking price, up from 98.0 in December 2024.
Summary:
January market results typically give us few clues as to the housing market’s future directions, and last month was no exception. As we noted then, in the coming year, the real estate market will most likely take its cues from anticipated as well as actual changes in the national economic, social and political environment.
The present state of things is currently still too chaotic to give any kind of clear picture of where we may be headed, but for now, we expect that current political and economic uncertainty, high interest rates, and worries about inflation are likely to constrain enthusiasm for discretionary investment in the housing market. In other words, we think the real estate market is going to be slow for a while.
