This is the June 2025 Real Estate Market Update for Fort Collins CO
Sales:
Home sales increased in Fort Collins CO in May 2025. 260 homes sold, up 16.1% from the 224 sold in April 2025, and up 18.7% from the 219 homes sold in May 2024. Year-to-date sales of 901 homes were up 14.6% over last year’s 786 sales for the same period.
Prices:
Home prices were mixed in May 2025. The median price of homes sold during the month was $610K, a drop of 3.2% from $630K in April 2025, while the average price of $726k showed a 1.4% gain from $716K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore most likely random variations, while the overall price trends give a better idea of what is happening.
Inventory:
The inventory of available homes in Fort Collins CO showed another significant gain in May 2025 - there were 591 homes on the market at the end of the month, up 13.7% from 520 homes for sale at the end of April 2025. The Month’s Supply of Inventory (MSI) held steady at 2.3 months.
Sales Price vs. List Price:
In May 2025, homes in Fort Collins CO sold for 98.9% of asking price, down a slight bit from 99.1% in April 2025.
Summary:
During May 2025 in Northern Colorado, home sales and inventory increased, without much impact on home prices. As we noted last month, the northern Colorado real estate market is functioning more or less normally for the season, with active buyers, willing sellers, and available inventory and financing.
But beneath that normality lies a great amount of uncertainty regarding the future of the economy. The potential impacts of tariffs and other emerging economic policies on prices, employment and interest rates aren’t measurable at this time - those policies are still fluidly defined and still exist mostly within the realm of possibility. The good news is that, in spite of that uncertainty, the housing market isn’t yet showing any signs of fragility or disruption.
But what is happening now isn’t giving us much of a read on what to expect from the coming months, and while we’d much rather provide you with some good forecasts of what’s in store for the market, we really don’t have any solid basis for doing so yet.
