Sales:

Home sales increased as expected in Greeley CO during April 2026. There were 93 home sales, an increase of 8.1% from the 84 sales in March 2026, and up 29.2% from the 72 homes sold in April 2025. 2026 year-to-date sales of 283 were up 5.5% from the sale period last year.
Prices: 
Home prices were mixed in April 2026. The median price fell to $435K from $4440K in March 2026, while the average price rose to $493K from $434K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations, while the overall price trends give a better idea of what is happening. So far this year, the overall price trend has been upward.
Inventory:

The number of homes for sale in Greeley CO was unchanged in April 2026, holding at 168 homes on the market at the end of the month. The Month’s Supply of Inventory (MSI) fell to 1.8 months from 2.0 months at the end of March.
Sales Price vs. List Price:

In April 2026, homes in Greeley CO sold for 99.5% of asking price, up from March’s 99.3%.
Summary:
On the surface, the numbers are typical of a normal spring real estate market, with increasing sales and inventory, and home prices more or less stable. The numbers look pretty normal for a Northern Colorado springtime.
What is going on beneath the surface - the impacts of economic uncertainty, increasing prices, a shortage of affordable housing and rising unemployment, along with the chaos from the international political and trade situations currently playing out – have yet to have a significant impact on our local housing market. And that may be because real estate has traditionally been a relatively safe harbor for protecting value during difficult economic times, but as yet, we have no direct evidence of that as a motivating factor in keeping the market active.
