Sales:

Home sales fell in Greeley CO in November 2025. There were 71 homes sold, down 11.1% from the 79 sales in October 2025 but up 42.0% from the 50 homes sold in November 2024. Year-to-date sales of 791 homes were up 5.5% from last year’s 50 sales for the same period.

Prices:

 
Home prices up slightly in November 2025. The median price rose to $450K from $449K in October 2025, while the average price rose to $465K from $462K in October 2025. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations, while the overall price trends give a better idea of what is happening. So far this year, the overall price trend has been upward.

Inventory:

The inventory of homes for sale in Greeley CO fell 4.8% to 198 homes at the end of November 2025 from 208 for sale at the end of October 2025. The Month’s Supply of Inventory (MSI) rose to 2.8 months from 2.6 months at the end of October.

Sales Price vs. List Price:

In November 2025, homes in Greeley CO sold for 98.5% of asking price, up from October 2025’s 98.2%.

Summary:

We’re seeing a typical beginning to our slower winter season in the Northern Colorado real estate markets. As expected, sales are slowing and inventory is dropping, while prices remain basically stable.

Real estate markets in general are mostly in a reactive mode, as uncertainty about the direction of the economy, prices, jobs and interest rates constrain consumer interest, and that’s certainly true of the northern Colorado communities. Adding in the usual effects of the traditionally slower winter season results isn’t going to give us much exciting real estate news over the next several months.

But the good news is that the regional real estate sector is generally stable and able to react positively when conditions – and the weather – improve.
