Sales:

 Loveland CO Real Estate Sales - July 2026

Home sales declined in June 2026 in Loveland CO. There were 164 homes sold, a drop of 14.1% from the 191 sold in May 2026, but equal to the 164 homes sold in June 2025. Year-to-date sales of 868 homes show an increase of 14.5% over last year’s 758 sales for the same period.

 

Prices:

Home prices were mixed in June 2026. The median price was unchanged at $535K from May to June 2026, while the average price gained 6.7% to $681K from $638K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations, while the overall price trends give a better idea of what is happening.

 

Inventory:

 Loveland CO Real Estate Inventory - July 2026

The available inventory of homes for sale in Loveland CO fell slightly in June 2026. There were 460 homes on the market at the end of the month, down from the 403 homes for sale at the end of May 2026. The Month’s Supply of Inventory (MSI) rose to 2.8 months from May’s 2.4 months.

In June 2026, homes in Loveland CO sold for 98.6% of asking price, down from May’s 99.2%.

 

Summary:

The June 2026 real estate statistics are showing results that are generally consistent with previous results for this time of year, and are still showing little reaction to current events. As we mentioned last month, we’re dealing with data that lags behind current events, since our data – other than current listings – reports sales based on contracts mostly written 1-2 months previously.

On the other hand, as real estate agents, we’re out there daily experiencing what is happening now. And while that experience can be somewhat subjective, it does give us a feel for how things are going, which we can report as opinion. And our current opinion is that the northern Colorado real estate market is functioning normally and with good results. But we’re also keeping a very close watch, as currently unresolved world and national events could have destabilizing effects on the national, regional and local economy.
