Sales:

 Loveland CO Real Estate Sales - September 2026

Home sales declined in Loveland CO in August 2026. There were 144 homes sold, down 20% from the 180 sold in July 2026, but slightly up from the 140 homes sold in August 2025. Year-to-date sales of 1,192 homes show an increase of 14.6% over last year’s 1,040 sales for the same period.

 

Prices:

Home prices rose in August 2026. The median price gained 3.6%, rising to $570K from $550K in July 2026, while the average price rose 1.2% to $675K from $667K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations, while the overall price trends give a better idea of what is happening.

 

Inventory:

 Loveland CO Real Estate Inventory - September 2026

The inventory of homes available for sale in Loveland CO fell in August 2026. There were 478 homes for sale at the end of the month, down 2.8% from the 492 homes for sale at the end of July 2026. The Month’s Supply of Inventory (MSI) rose to 3.3 months from July’s 2.7 months.

In August 2026, homes in Loveland CO sold for 98.7% of asking price, up slightly from July’s 98.5%.

 

Summary:

August has traditionally been one of the year’s slowest months for the real estate market, as vacations and families preparing for the upcoming school year compete for attention. We’re also beginning to see more of the impacts of economic uncertainty and geopolitical unrest. Interest rate increases and inflation are beginning to have an effect as well.

Due to the usual 1-2 month processing time for real estate contracts to make the journey from a decision to buy to an actual closing transaction, most real estate sales data is what we refer to as lagging economic indicators, i.e. the effects of actions impacting our markets tend to show up a couple of months after their occurrence. And the real estate market is also entering a generally slower period of activity. However, it’s unlikely that we’ll see any dramatic changes in how the market is performing in the next several months that aren’t directly tied to overall market conditions.
