Sales:

 Loveland CO Real Estate Sales - August 2026

Sales of homes rose in Loveland CO in July 2026. There were 180 homes sold, an increase of 9.8% from the 164 sold in June 2026, and an increase of 28.6% from the 140 homes sold in July 2025. Year-to-date sales of 1048 homes show an increase of 16.7% over last year’s 898 sales for the same period.

 

Prices:

Home prices were mixed in July 2026. The median price gained 2.8%, rising to $550K from $535K in June 2026, while the average price fell 2.1% to $667K from $681K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations, while the overall price trends give a better idea of what is happening.

 

Inventory:

 Loveland CO Real Estate Inventory - August 2026

The available inventory of homes on the market in Loveland CO rose in July 2026. There were 492 homes for sale at the end of the month, up 7.0% from the 460 homes for sale at the end of June 2026. The Month’s Supply of Inventory (MSI) fell to 2.7 months from June’s 2.8 months.

In July 2026, homes in Loveland CO sold for 98.5% of asking price, down slightly from June’s 98.6%.

 

Summary:

There isn’t anything really remarkable about the July real estate market results – it isn’t unusual to see slight sales and price changes and inventory gains. More importantly, there is as yet no indication that national and international political and economic effects have begun impacting our local northern Colorado markets. But again, we need to point out that our current data is based on contracts mostly written 1-2 months previously and therefore lags behind current events.

Because we don’t have data on the number of contracts in process, we have to rely on our daily experience to give us a feel for how the market is going, and as we reported in the same vein last month, the northern Colorado real estate markets seem to be functioning normally and with good results.
