This is the February 2025 Real Estate Market Update for Loveland CO
Sales:
Home sales were down in Loveland CO in January 2025. There were 87 homes sold, a drop of 23.7% from the 114 sold in December 2024, and a drop of 4.4% from the 91 homes sold in January 2024.
Prices:
Home prices were mixed in January 2024. The median price fell 307%% to $525K from $545K in December 2024, while the average price rose 6.2% to $668K from $629K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations.
Inventory:
The inventory of homes for sale in Loveland CO rose in January 2025, not unusual for this time of year. There were 289 homes on the market at the end of the month, a gain of 21.9% from the 237 homes for sale at the end of December 2024. The Month’s Supply of Inventory (MSI) rose to 3.3 months from December 2024’s 2.1 months.
Sales Price vs. List Price:
In January 2025, homes in Loveland CO sold for 98.0% of asking price, down from 100.5% in December 2024.
Summary:
January market results typically give us few clues as to the housing market’s future directions, and last month was no exception. As we noted then, in the coming year, the real estate market will most likely take its cues from anticipated as well as actual changes in the national economic, social and political environment.
The present state of things is currently still too chaotic to give any kind of clear picture of where we may be headed, but for now, we expect that current political and economic uncertainty, high interest rates, and worries about inflation are likely to constrain enthusiasm for discretionary investment in the housing market. In other words, we think the real estate market is going to be slow for a while.
