Sales:

Home sales declined in Loveland CO in September 2026. There were 120 homes sold, a drop of 16.7% from the 144 sold in August 2026, and the same for the 145 homes sold in September 2025. Year-to-date sales of 1312 homes show an increase of 14.6% over last year’s 1185 sales for the same period.

Prices:

Home prices were mixed in September 2026. The median price fell 1.8%, dropping to $560K from $570K in August 2026, while the average price rose 6.4% to $718K from $675K for the same period. Please keep in mind that these results reflect only those specific homes sold during the month and are therefore subject to random variations, while the overall price trends give a better idea of what is happening.

Inventory:

The inventory of homes available for sale in Loveland CO rose in September 2026. There were 507 homes for sale at the end of the month, up 6.0% from the 478 homes for sale at the end of August 2026. The Month’s Supply of Inventory (MSI) rose to 4.2 months from August’s 3.3 months.

Sales Price vs. List Price:

In September 2026, homes in Loveland CO sold for 98.7% of asking price, unchanged from August.

Summary:

The fall season usually brings us fewer sales, but we believe we’re also starting to see some slowdown in the market as a result of global geopolitical unrest, with interruptions in the normal flows of international trade creating economic uncertainty, inflation and rising mortgage rates. And since our data, as we have pointed out in the past, reflects economic decisions made 1-2 months ago, we are expecting to see these trends continue into the coming months.

So, for at least the remainder of the year and likely extending into next spring as well, we think the northern Colorado real estate market will generally be less active, with fewer homes both on the market and sold, and less upward pressure on home prices.
